Welcome to the  Brokers Data Inc. Mortgage Lead Counts selects and filter examples.  We often are asked, "Which filters should I use for our mortgage marketing campaign?" so below is a list of the typical filters and selects we use for mortgage counts.

Please note, some selects and filters are only available from the credit bureaus. If that is the case, it will be noted next to each select or filter.

FHA Mortgage Criteria
(Pre-screened Credit Bureau Data)

CRITERIA: 

  • One per household   
  • Owner Occupied                                                              
  • Mortgage Type: FHA                                                                
  • Credit score: 620+                                                                 
  • Mortgage trades 30+ DPD in the last 12 months: 0                 
  • Mortgage balance for open trades: $150,000+                           
  • Loan To Value: 80%< 
  • Mortgage rate: (where available)
  • Revolving debt: (where available)

VA Mortgage Criteria
(Pre-screened Credit Bureau Data)

CRITERIA:

  • One per household  
  • Owner Occupied                                                  
  • Mortgage Type: VA
  • Credit score: 620+ 
  • Mortgage trades 30+ DPD in the last 12 months: 0
  • Mortgage balance for open trades: $150,000+
  • Loan To Value: 100%<
  • Revolving debt: (where available)
  • Mortgage Seasoning: 6+ months

Reverse Mortgage Criteria
(Pre-screened Credit Bureau Data)

CRITERIA:

  • One per household
  • Owner Occupied
  • Age: 62+ years old
  • HECM LTV: 50% or below
  • Credit score: 580+ 
  • Mortgage trades 30+ DPD in the last 12 months: 0 
  • Mortgage balance for open trades: $50,000+
  • Mortgage rate: (where available)
  • Revolving debt: $5000+ 
  • Revolving Derogs: 0-1
  • Suppress Homeowners in a Reverse Mortgage

Reverse Mortgage Criteria
(Invitation To Apply Data - ITA)

CRITERIA:

  • One per household
  • Owner Occupied
  • Age: 62+ years old
  • HECM LTV: 50% or below
  • Credit score: (Not Available with ITA)
  • Mortgage balance for open trades: $50,000+
  • Mortgage rate: (where available)
  • Revolving debt: (Not Available with ITA)
  • Debt Insight: Estimates the debt of consumers within a tight geographical area. For example Top 10% percentile.
  • Suppress Homeowners in a Reverse Mortgage

      Mortgage Re-Fi Trigger Leads Criteria
                (Credit Bureau Trigger Leads)

CRITERIA:

  • One per household
  • 24 Hours old or less
  • Mortgage Trigger confirmed
  • Credit score: 620+
  • Mortgage trades 30+ DPD in the last 12 months: 0
  • Mortgage balance for open trades: $150,000+
  • Mortgage date: Output  on File                                           
  • Revolving debt and payment:  (For Cash Outs; $5,000+)   
  • Loan To Value: (For Cash Outs 80%<)           
  • HELOC debt and payment: (where available)                                                 

Mortgage Purchase Trigger Leads Criteria
(Credit Bureau Trigger Leads)

CRITERIA:

  • One per household
  • 24 Hours old or less
  • Mortgage Trigger confirmed
  • Credit score: 670+
  • Mortgage trades: None 
  • Mortgage balance: None
  • Renter - Non Homeowner
  • Revolving Trades: (where available)
